Asphalt is also the most affordable roofing material and may last for 12 to 17 years with maintenance. Another benefit of asphalt shingles? They’re easy to install which means lower installation costs for your new roof.

There are downsides to consider, though. If your roof deck is damaged, an overlay will hide the problem. The overlay will not last as long as a brand-new roof, either. It will also add more weight to your roof
and this may not be wise in areas with heavy snow.

Wood shingles are more affordable than wood shakes, but both cost more than asphalt shingles. In general, the most affordable wood shingles cost as much as high-end asphalt. Along with its unbeatable beauty, wood offers very good
longevity compared with asphalt shingles.
Wood shake or shingle roofs can last up to 30 years. Wood is also much more resistant to impact and wind than asphalt and less likely to be damaged by falling branches.

How do I know for sure I need a new roof?

repairs can extend its life.
Will I need to replace the gutters as well?
If your gutter system is in good condition, it does not need to be replaced with the roof. You may want to consider replacing old or damaged gutters at the same time as the roof, though. This is because the gutters and roof work together to direct water away from your home. Keep in mind roof tear off and replacement produces a lot of roof debris. This can clog your gutters. Not all residential roofing contractors take the time we do to clean the gutters after installing your roof.
How long does a new roof installation usually take?
The time it takes to re-roof your home depends on the pitch and size of your home. In general, roof installation takes about 4 days to tear off the old roof and install a new roof. If you are getting a roof overlay or a second layer of shingles without tear off, the installation will take 1-2 days.
When is the best time to replace my roof?
Sometimes you don’t have a choice when your roof needs to be replaced. If possible, we recommend planning ahead. Have your roof inspected annually so you know when it’s getting ready to fail. Your roof can be replaced any time of the year when it isn’t raining, snowing, or extremely cold. Still, consider that roofing companies are very busy during the late summer and fall. During the busy season, you may need to wait a month or longer to find residential roofing contractors who have time for your project.
If you can, the slow season is the best time to have your roof replaced. During the spring or even winter, you’ll find residential roofing companies have the time to devote to your roof right away. You are also likely to get a lower price on your roof replacement during the slow season. Due to supply and demand with contractors and the fact that roofing manufacturers raise prices during busy months, you can save 5-15% by reroofing during the slow season.
